Ringwood’s heavy clay made it a brick and tile town from the 1880s, before orchards and then post-war housing took over; the last orchards were subdivided in the mid-1990s. An end-of-lease or apartment clean-out usually suits a 2 or 3 m³ mini skip. At an apartment block, the skip needs a spot in the building’s own car park, with the owners corporation’s say-so, or a Maroondah permit for the road. The post-war houses suit a bigger skip for a renovation.
In April 2025 the state rezoned the streets around Ringwood’s centre to the new Housing Choice and Transport Zone, which allows up to four storeys on smaller lots and six on large or combined ones. Ringwood was one of the ten activity centres in the state’s pilot program.
Garden clean-ups under Ringwood’s canopy rule
About five in six Ringwood homes are under Maroondah’s canopy overlays, Schedules 3 and 4 of the Significant Landscape Overlay, by our count of Vicmap addresses.
Even in the townhouse and apartment streets, cutting down a tree 5 m or taller, or with a single trunk 0.5 m round or more at 1 m above the ground, usually needs a permit. A tree that’s dead, dying or declared dangerous by a suitably qualified person is exempt, and so is one within 3 m of the house. Some Ringwood trees, such as manna gums in local reserves, are heritage-listed individually.
Outside the Activity Centre Zone around Ringwood’s centre, a state-wide rule applies. In most residential zones (not Low Density Residential), Clause 52.37 needs a permit to remove, destroy or lop a canopy tree at least 5 m tall with a canopy averaging at least 4 m across. On a block with a house, that narrows to trees with any part of the trunk within 6 m of the narrowest street frontage or 4.5 m of the rear boundary. A dead tree is exempt. Look up your block on VicPlan, or ask the council, before you cut.
Mullum Mullum Creek and flash flooding
Mullum Mullum Creek rises in Ringwood and flows west through the suburb towards the Yarra, and Dandenong Creek runs along its southern edge.
The SES says short, heavy rain can cause flash flooding in Ringwood, affecting roads and properties in the flow path, and names the Maroondah Highway lanes at Seares Drive. On 5 February 2011, Maroondah’s flood plan records 121 mm of rain over 32 hours at the Ringwood rain gauge.
If the skip goes on the road, Maroondah’s permit covers where it can sit; keep it clear of gutters and drains so water can get past.

Common questions
Where can I drop off small items in Ringwood?
At the council’s free recycling station at Realm, 179 Maroondah Highway. You don’t need to book, and it’s open 9am to 8pm on weekdays and 10am to 5pm on weekends and most public holidays. It takes small e-waste such as phones, chargers and cables, compact fluorescent globes, x-rays, medicine blister packs, CDs and DVDs, and household sharps containers. Those shouldn’t go in a skip. Maroondah has no council tip of its own.
